cost of building a porch in year 2000

Default cost of building a porch in year 2000

We purchased a house 10 years ago and are now trying to add a pool which will had constructed with all the necessary paperwork. There is also a porch that was built about 4 years before we bought which we now find is not included on the escitura. We have employed a architect to draw up all the necessary new plans of house and garden but need the price of the porch which is 40sq metres to declare at the notary and pay the 1% tax. Does anyone know the cost in year 2000 to add a porch of this size to a house ?We have all the bills for the pool but do not know the address of the previous owner to ask what they paid.

Your architect will know exactly what it should have cost - they have tables for this sort of thing and will be accepted by the town hall.

Who are you paying the 1% tax to? Normally the town hall give you a bill for tax and/or fines.

the architect can give us a present day building cost but not for 13 years ago. He has asked us to try and find the previous owners to ask what they paid but as they have moved to Galicia it is impossible
The 1% is paid to the notary on the declared cost of the building when we go to make the changes to the escitura and we cannot register this until it is paid

I don't know where you are but around here, Generalidad Valencia, the town hall takes the lead and sends a bill along with fines which then have to be paid.

I have never heard of a Notary taking money for taxes.

We had a covered garage built 6 years ago (big enough for 3 cars) consisting solely of pillars and a tiled roof. I suspect that this is not dissimilar to your porch? Any way, that cost us 2500 euros.

We have been told that to add a pool and porch to our escitura we have to have detailed drawing done of the addition by a qualified architect and to obtain a certificate of antiquity to prove that they are 10 years old. Then take these to a notary with the declared costs of the additions and he will calculate the 1% which we have to take to a bank to pay. The deeds will then be altered after we have paid the notary fee. When we receive the amended escitura we can then go the land registry and hopefully they )will be registered(after paying another fee||||||)Then we have to notify Suma to have our IBI payment altered(and another fee)
Our solicitor quoted 2600 euros for this work but we think we can do it for half of that. So far architect 300 euros,stamp from Architectural authorities 50 euros,certificate of antiquity 150 euros and so on.....

I forgot to say that we live 10kms from Alicante (inland)and deal with Elche ayumiento
