Are you sure you wouldn't have to declare that hefty increase in value and, hence, introduce that asset to the authorities? Or does it remain an invisible asset to the Spanish authorities? Sounds a bit risky to me, if it remains invisible, but I'm happy to be corrected.

No so long as the price you paid when converted at the official price was below 50000 euros then it wouldn't need to be declared. However the as has been said they set the official rate every year so it could end up needing to be declared if the official rate took it over the 50000. Spain has a calculator that they can estimate current property prices in Spain on I believe , that's how they work out an official value for tax when you buy in Spain. But that isn't used for UK or other overseas properties so it's simply converted actual purchase price converted. You are right someone could be sat owning a house they paid £20000 that's got a possible current market value of £500000 but that's the system.

You will have to declare the type of property (urban or rural) and percentage of ownership, full property address, date of purchase and total purchase price (ignoring the percentage of ownership)

What is the value I have to declare in the M720 for my UK property?
For properties, you need to declare its cost value, not its current market value.

Just one point you do declare full value you paid but if joint owned there is then a box to complete showing your percentage of ownership. The form itself (obviously depending on circumstances and types of investments) isn't difficult to complete and can be done online if you have the digitsl/electronic signature set up.

Regarding excahnge rates, according to xe.com the was 1.17 on 31 Dec 2019 and 1.11 on 31 Dec 2020, so assets will have decreased in value in terms of €.

The rate you use is not the bank rate but the official Spanish Government rate for tax purposes

That's a really useful page to know.
"For tax year 2019, rate for Modelo 720 is €1.1753 per £1; for tax year 2020, rate for Modelo 720 is €1.11230 per £1."
