On El Pais front page today (Thursday) there is an article about the government getting to grips with tax fraud on buying and letting of homes. In the first paragraph there is an interesting comment about electricity suppliers providing/asking for catastral reference numbers. What is a catastral reference number?

Also four houses in Pago had their electricity cut off last evening. Can't get hold of the builder either who appears to have done a runner!

Hi Glynis,

When you buy a second hand property you should be given the "Impuesto Sobre Biennes Inmuebles" (IBI), the receipt for the municipal real estate tax. New property does not have a receipt and it is the new owners responsibility to register the property for this tax.

The IBI receipt will show the property's "Catastral Reference Number" and also the "Valor Catastral", the official assessed value of the property. This is an important figure since various taxes are based on it. The assessed value is almost always considerably less than the market value, but has been steadily raised over the last few years.

The current IBI receipt must be presented to the Notario at the signing of the Escritura because it contains the catastral reference number.
