Certificado De Habitabilidad
 
Hi.
Can any one help.
Is it possible to acquire a certificado de habitabilidad for a rustic finca.
We live in Catalunya NE Spain.
If not, can you sell without one.

Yes and yes but with reservations.

1. Habitation licence for rustic finca - quite a lot of paperwork is required but it can be done

2. Sale with no habitation licence - you can sell without but obviously the price attained will be less (presumably you did?). I think you would have to sell it as a 'shed' rather than a vivienda though.

It might help a bit if you could explain why you (think) you need one?
Is this for a property you are selling? If so what has changed about the property from when you bought it?
Have you converted something that wasn't classed as a vivienda into a vivienda?
Or made alterations/added extensions to an existing house?
If so, did you do this with or without persmissions/building licences?

We were told by a Notary that to sell we needed one and that we would not get one for a Rustic Finca as we have no mains services.
When we bought in 2003,a Cetificado De Habilitidad was'nt needed then, the law has just been changed, I believe last year.

The property is registered on the deeds as a Masia and was built in 1997, recently we received a form 902s from BASA re-designating it as a vivienda.

OK, this seems to be a requirement peculiar to Catalunya.
Mains services (or rather the lack of) don't seem to preclude getting one

May be as well approaching some architects such as http://www.cedula-habitabilidad.com....tabilidad.html because this isn't something you seem to be able to obtain DIY.
