Hi folks, I'm new to the forum and currently living in Scotland. My hubby and I are looking to move to Spain in 2014 and have spent a lot of time this year exploring areas inland from both Malaga and Alicante airport. We think we have settled on Canada del Trigo and see that there was a very short but complimentary thread about the village back in 2008. Can anyone give us more up-to-date information about this place?

We are intending (initially) to spend 6 months in Spain and 6 months in the UK as we don't want to lose our links with various organisations to which we belong and also my very elderly parents are still living in the NE of England so we'll want to pop back to make sure they are behaving themselves on a regular basis.

Are the bars/restaurants still up and running? Can you give me some advice/opinions on the telecoms and internet options? What's going on in the community (if anything) that would help us get settled in?

Essentially Trigo is the next village to ours (Canada de la Lena) its about 3k away. It has one or two bars but we have never used them and to be honest no other facilities to speak of except the bodega. It did have an english run restaurant (the Ponderosa) but it closed about 18 months ago.

However all is not lost, Pinoso is only about 8k down the road and it has a twice weekly market and many supermarkets, Hiperbar, Consum, Mas y Mas etc. Plenty of other shops butchers, bakers, ferreterias etc. Both have a healthy expat community. In fact once you settle in you realise just how many Brits actually live in the area! Pinoso on a saturday is like wandering through an Essex township such is the number of 'cockney' accents to be heard.

If you are in the village you can receive landline services for telecoms, however a viable option at the moment and one we have is microwave via a tiny dinner plate sized dish. This gives us a 6mb internet connection along with phone services for 34€ per month, phone calls are charged extra at I think the rate being 0.3c for local, not too sure on this. The best landline connection speed for internet in our village is a measly 2mb.

Rosemary, Bri and Katee

Thank you all for your warm welcome to the forum.

We are flying out again for the weekend on Friday to do some second viewings and hopefully to make a decision on a house, so I feel like it's Christmas already at the moment and I am driving my close colleagues nuts - although I note that a bookings calendar has appeared on the board at the side of my desk and it is filling up with names. Apparently many of my colleagues feel that I am going to be so sad and lonely when I leave here that they just must come across to Spain and cheer me up!!

I'm sure that one of the houses we liked very much was in Lena - stunning views from what I recall.

I have no doubt that I shall have lots of questions for you should we definitely decide to buy in your area.

Another expat to the area will be welcomed! Easiest way to get to know people is to go along to the bars at various times during the day or evening, that way you can find out when the brits are about. I know our little group tends to meet in our bar from 4pm on monday thursday and saturdays. We get brits coming from the surrounding area to have a natter and catch up.

Hope you find what you are looking for and believe us, once you do have a place there will be no end of visitors. Although entirely rural you are only 40 minutes from Alicante airport!

Can anyone recommend a good Solicitor in the area? I would prefer meticulous over cheap and obviously someone who specialises in inland properties. Also, anyone to avoid? Feel free to PM me.

Another couple of questions:

We've just seen a floor plan of the house we are hoping to buy and the first floor room is not reflected - the plans show a single story house. Also, the plot size is 9700sq m and not the 10,000 sq m advertised. Do we have problems in the making and if so, what steps can we take to resolve, if any?

Can anyone tell me roughly how high above sea level CDT is?

Hi guys.

CDT is roughly 500mtr above sea level. Plot size for the area for legal purposes are 6000sq mtrs, but don't take that as gospel, it is for our village but we come under Abanilla for town hall purposes, CDT comes under Jumilla I believe.

If the second floor is not on the escritura, make sure that the sellers add it at their cost- there could and usually is a fine to pay along with possible architect fees to draw up the plans for it.

Buying with it not on the escritura and you could be storing up problems for the future, your solicitor is the best person to advise on this. Ours was a new build we bought from the builder, I pointed out at the time the outside kitchen was not on the escritura when we were at the notary's office- far too late in the process to be shown on paper what we were buying!
But taking the advice of the estate agent that it was simple to have it put on later we went ahead.

The result is that at some point in the future we will have a fine to pay, architect fees to pay etc etc just to have it added on to the deeds. So we will have to pay again for something that should have been included from the start through no fault of our own.

do yourself and your bloodpressure a favour.....
go to http://www.goolzoom.com, put in the address of the property concerned, look at it for final check on "satellite" then go to Catastro and look at it again.
does it meet the property you are thinking of buying ??
then click on the property and you will get a funny arrow thingy, click on this and get the details of the property. Is it agrario or urbano - the latter means it may be legal the former means it is unlikely. If the property doesn't meet the description - including pool, garage etc etc, being sold then it is non-compliant and the seller should get it resolved before exchange of contracts and prove it to everyone's satisfaction.

Or if you don't feel happy because there are too many differences - walk, don't even bother to answer the phone, it is illegal and you don't want to waste your time or spend good money on a solicitor. Of which, use one that isn't local to the area and isn't proposed by anyone remotely involved in the sale.

I tried goolzoom this morning on fireforx web browser. Apart from the initial map, if you try to access any of the functions firefox blocks it with a warning. The functions are trying to redirect to sites not connected with the location. The couple I tried should have taken me to .gob sites (official spanish government sites) Firefox warns that the ip is redirecting to malware and virus sites.

Thanks for that. I've bought the Handscombe books Growing Fruit/Veg. We're getting excited about making the move, albeit my OH says it's only for half the year - for now

I have asked some pointed questions of my Solicitor but if they don't suggest it themselves I shall ask them to make sure they get the sellers to do whatever is necessary to get the extra space added to the registration.

I note that there have been some updates to the search results but otherwise I have no problems with it whatsoever

as I posted earlier, use a solicitor from outside the area if that is possible. Do not use someone even remotely connected to the area. Their lack of experience in the area may make them more diligent, rather than the rubber stamping attitude of someone who knows everything about the area.

A friend of mine further east along the coast is now embroiled in legals over his house - after 15 years it was discovered that his partner agreed with the builder that the 2nd floor extension should be built to the edge rather than to the drawings (as all the neighbouring houses are also built to the edge). So lots of time and money being wasted over a 9 inch strip which has been built outside the permissions. Their solicitor now lives and works in another EU country and the practice want nothing to do with it.

as to a difference in advertising of a "few" square metres - only the cadastral is right, what an estate agent says rarely is (UK Trade Descriptions Act doesn't translate to Spain). And as to having 2 floors but no drawings for the 2nd - well the attitude is "we built it and no one said to stop", we can get it sorted during the purchase period.
