Yeah the price is added into the purchase price, they are all overvalued.

Well yes, but then it's too obvious the price is 50% too expensive. The year's mortgage paid is very clever as there are no end of things to fork out for when you buy a house, so the prospect of living 1 year free can obviously appeal. And if you're planning to keep the house for 20+ years you won't care if the price will stay low for 2 or 3 years.

The spanish are a canny lot, they don't fall for it. Even 100% mortgages over 50 years couldn't tempt them either.
