According to local news in Majorca, hotels in the Balearics are 16 percent more expensive than they were a year ago, on average 100 euros per night, reportedly the highest increase in the country. In October, the average prices of hotels in Spain stood at 107 euros, 6 percent more than during the same month in 2011. The figures compare to year-on-year downturns registered in the majority of European countries, a monthly study by tHPIcarried out on behalf of Trivago reported.

As one of the most popular Balearic Islands, Mallorca has seen an overall steady increase in property prices according to the latest Q3 2012 Spanish House Price Index report from Spain’s largest English language property portal, Kyero.com which highlights a consistent rise in asking prices from €420,000 in March 2011 to €467,500k in September 2012.
We need AmisIslas (who lives there) to tell us if this is fanciful or close to the truth.

The prices in the desirable areas are not coming down. It seams to me that the prices just go down in areas where you wouldn't want to be.

I honestly don't know whether it's true or not, but home prices here never really dipped all that much, and the other thing to consider is that homes here are generally listed much higher than they are expected to close at.

I would cast some doubt - only because "the best areas" are really a matter of opinion rather than a statistic.

Most people who aren't familiar with Mallorca believe they need to live in the southwest of Palma; supposedly the "best area" (and by far the most expensive).

No question the west is amongst the most beautiful areas of the island, with gorgeous mountain-seascapes and so on (and if you have a villa in Andratx, you are decidedly "cool" by everyone's standard), but as with all of the so-called "best" areas, there are some drawbacks:

1. Crowded, heavy traffic.
2. neighbours tend to be very picky about everything (a lot of neighbourhood lawsuits)
3. Can't make any noise at your dinner party, or else the neighbours will call the police.
4. €1M purchase price doesn't get you away from the neighbours. In fact, they may still be staring in your loo window from their loo window. Better to spend €5M upward.
5. Everything in life is radically more expensive in the southwest: Taxes, food, petrol, schools, parking fines ... everything.

Now, if you don't need to be within a stone's throw of Palma (or don't care about being cool), you can settle near a place like Muro, Santa Margalida, Son Servera, Cala Ratjada, Santanyi, etc., have nearly as beautiful seascapes, much more distance between you and the neighbours (sometimes kilometers), far fewer nutter foreigners (these areas have a more native Mallorquin population), much lower overall cost of living, and all for less than half the selling price.

So, remind me again, what is the "best" area? I believe in this case, beauty (and beast) should be in solely the eyes of the beholder, not the real estate agent.

I agree with you that "the best areas" are really a matter of opinion rather than a statistic.
