Ayuntamiento Reduces Catastral Values

Default Ayuntamiento Reduces Catastral Values

I discovered today that our Ayuntamiento, Velez-Malaga, has decided to reduce the catastral values of all properties in the municipality by 27% in 2014. This will have the effect of reducing IBI bills, and should also help to alleviate the problem of properties being sold for less than the catastral value and the buyers being billed for additional transfer tax. It will also reduce the amount of plus valia anyone selling their property has to pay - and in addition, the Ayuntamiento is to charge only 50% of the plus valia due from 2014. These measures are part of a package approved to try to stimulate the local economy and create employment.

sounds good new Lynn, as you say, hopefully other areas will consider doing the same, but they will all want to know where the money for such services will be coming from

so how does that effect the potential for illegal property sales in Velez-Malaga ???

Velez has already said that they will be opening an office for the sole purpose of dealing with applications for property to be regularised, at a reported cost of €60 (I posted about this a while ago, but there were no details as to which types of irregularities it would be dealing with, and I still haven't seen any).

The vast majority of properties within the municipality would be in urbano areas anyway, it tends to be in areas further inland in the campo where the main problems with illegal houses can be found.

ISTR that is the problem - regularising means "catching up with" so for €60 you can get that nice swimming pool or casita added to your property records.
€60 will never get you legalised if illegal, will never change the underlying land from Agrario to Urbano. That takes a law and PGOU. And in places like Albox they are actually allocating new Urbano for building without doing anything about including the existing illegals on Agrario.

a sorry mess Lynn, I feel for those caught up in it, many are being pilloried for buying in ignorance, for being too trusting and relying on people who should have given them better advice - especially as they were paid well for that "advice".
although there are some who have taken a cavalier attitude.

just I will not spend a huge sum for a pile of bricks on agricultural land.
