Anyone know of any other sources for house price increase stats? We are in Ayamonte from October 9th to 14th and staying in the Riu Atlantico. Great to meet up in the bar in the evening if any one is staying at the same time. JohnandCarol |

Anyone know of any other sources for house price increase stats? Here's a link to the Society de Tasacion download page. The PDF of the Dossier de Prensa - Spain is in Spanish but has charts that are easy to follow. Hope it helps Chris http://66.249.93.104/translate_c?hl=...ml/menu6_2.php |

Carol The document opened in my Word for Macintosh app. with no problem and as I have a pathological mistrust of all things Microsoft my version is so old it's in Latin. Great information. Jan and I love walking in the Lea Valley with our dog. It's never that strenuous as he's a fifteen year old Lhasa Apso and a bit slow and I usually have to carry him home. We'll definitely give some of the shorter walks a try (sin dog). Regards Chris |

JohnandCarol We are buying a duplex in RMA1 Manzana 2 Andalucian village, I would imagine that yours doors have also been changed,The contract does state that Fadesa have the right to change specification for commercial reasons if needed,My argument and Nick our solicitor agrees they may change because of supply or pricing problems but...it has to be for a like for like or as similar to the original as possible , and sliding white upvc with security shutters is a long way from wooden opening,as some members who are already in and have stated on this site it reduces a double bedroom to a single .When we purchased we asked at the shed if we could change one or two things or if we have options on tiles etc like many other developers in Spain offer,We were told a definite no and that we would be buying as per the show house with no changes at all , that was maid quite clear by Marco. Nick from MPS also said that we should be notified in writing of any changes that have to be made and Fadesa are also at fault here. we will not accept any changes that reduce our room or patio space as they are not that big to start with. Re the air con units we stated we would not complete until the problem was resolved as we would have been the owners of the terraced area that someone else's unit would have been on and as owners of the property we would not give permission, whilst it is generally accepted in Spain that if you have the top floor property others put their units on your site it is not totally legal, this is the main reason why Fadesa changed this as so many people complained and refused to complete they did not expect this reaction,We also pointed out it was not shown on the plan to which they agreed. (Point in case the opening doors are not shown on any plans we have either} As I said earlier our solicitors agrees totally and has written to Fadesa's head office and we are awaiting a reply. The more people that reject the better. Gary & Jules. P.S We are thinking at making a flying visit over approx 30th Oct - 2nd Nov if anyone else will be there at this time it would be good to meet up for a drink and a chat. |

To all townhouse owners,
The water meters were fitted over the weekend and we will be switching off from Fadesas water to our own meters on Friday. Anyone who has not arranged water connection with their solicitor or with Comforta need to do so as your water supply will be cut off this coming Friday. I dont want to panic you all but as Fadesa dont tell us anything I thought that I should. Apartment and townhouse owners can now pick up their barrier keys from the shed. Im not sure when the barriers are going down, but better to be prepared. Regards Sam |
Re: Ayamonte - Costa Esuri - Part IV
Have just returned from CE and have been catching up on the Thread. Just a few bits of info you all may be interested in. The Shed confirmed that Fadesa were now going to run the golf courses and a discount would be offered for residents - but as usual no details yet!
We also had problems with credit cards and will be watching our statements with interest - however ... we did discover that our Spanish debit card had a relatively low monthly limit, which at the present time took no time at all to exceed, a visit to the Bank soon rectified this and afterwards we had no problems. We were still able to draw sufficient funds from the ATM on a daily basis. Generally there seemed to be good progress with the whole site, the golf course looking better by the day and we understand there is to be an inauguration sometime in November, a temporary Club House having been erected. From an administration point of view our Manzana representative has been very effective already in rectifying several matters that needed attention. One problem that does exist is the installation of Sky television and internet access for those who require it. We understand that new companies are being approached who hopefully will be more effective than the existing one. We found people very friendly on the site (having shouted out "Hola" to anyone that was passing) and we think that a "community spirit" is already developing. Manzana 6 is already communicating and sharing bottles" Finally - we love the place, we are really pleased with the house, the weather (having left temperatures of 30 and came home to 11 degrees! this morning), and the whole area is really beginning to feel like a second home. :) |
