Avoiding the summer season
Hi there everyone
I just wanted to ask that if we dont manage to get everything sorted before the summer season starts then I assume it would be better, due to highter costs and lack of places to rent, to avoid the months of July and August to move to Spain and wait until September, would this be sensible? Thankyou everyone again for all your help |

but you will get some who rent 'long term' on 11 month contracts & if they don't have a 'long term' tenant by Easter will hold out for holiday lets in July/August in this area & I'm sure other holiday areas there are landlords who let on 10ish month 'long term' contracts - they have it written into the contract that the tenant moves out for 6-8 weeks in the summer & can move back in in September of course if the property is the tenant's only home here & they go & stay with friends during that time, the contract has no legal standing - but some agents will say anything to get a let to an unsuspecting newbie I've heard of cases where people have put all their things into storage for the summer & gone visiting in the UK for the duration, only to return on the day they are supposed to move back in, only to find that there are still holidaymakers there or that the landlords have installed new tenants at a higher rent :angry_smile: |

I've noticed a strange development in my area, a holiday area for Spanish people in July and August when a million Madrilenos descend on the town.
As far as I know all the agencies that specialise in those rentals have closed down this year, and I'm talking about at least a dozen of them. A long line of fairly scruffy apartment blocks next to the sea are lying empty, without an Alquilo sign in sight, but plenty of Se Vende ones. I stumbled on a bank repossession site the other day and they've got some amazing offers - 120% mortgages on apartments reduced by half of their original value at 3.5% mortgages over 30 years. On the face of it the banks are paying you to move in. |

Long term rents aren't seasonal, but the owners tend to be hungrier and more inclined to compromise in mid-winter, when there's less long or short-term rental interest.

If you are not used to the heat and cnat get here early enough to acclimatise slightly, I would advise you dont come until September, most people from UK or elsewhere will always say how much they like the heat, a week or two on holiday is fine, but try working here then.:thumbup:

Not much air around down south in Jul/Aug very warm, even in the mountains.
September October are really nice months. |

Probably not a place you will consider (although transport links are excellent there, accommodation is quite expensive) but some people I know in Madrid tell me August is the best time of year. Ok, a lot of places close down as many people head off on holiday for 4 weeks, but it means that the city is a lot more relaxed with less traffic, noise etc. Very hot though, too hot for some of us.
