The main reason we dont move house often is not really because of the cost of selling, it is due to the cost of the "extras" when buying, which is sometimes quoted as being around 10 per cent of the purchase price.
Hence people cannot move without having a good lump sum to be able to buy another property. Paying the percentage on top for the taxes etc adds no value to the house but really bumps the price up, so what seems like a bargain on the asking price of the property, becomes less of a bargain with the "extras" factored in the equation. |

We have accepted 103,000 euros on 126,000 asking price.

Our move was never intended to be permanent. We would have liked to stay for a couple of years longer, but put the house up for sale now because we thought if we left it later we would never sell it. Lo and behold, we got a buyer!!:thumbsup:
There are still things that can go wrong with the sale, but if it goes through, then yes, our years of living in Spain will be over. We intend though to rent for a month or two in the winter and see different parts of Spain. |

Exactly, that`s why everyone buying in Spain needs to view the area before they buy, even a 100 mtrs difference up the same road could change the property value. ;-)

I do appreciate the differences in the various townships of GP, having been to a number of them looking for a property to buy or rent. as the uk house hasnt sold we have decided to rent within easy commuting distance of Granada for work, hopefully giving us plenty of time to integrate and improve (drastically) the spanish language skills, before going for another go on selling the house and putting down roots. we like the Alpujarra's but its just too far for commuting, we know people from Salobrena daily but that isnt acceptable for us. kind regards and good luck in the future Dom |

Back on thread, it's intrigued me for some time how anyone, buyer or seller, can know what is and isn't selling......... without a bit of transparency, how can anyone make informed decisions about their offer, what to accept, yadda yadda?? |

Slightly off topic - how does anyone know how to price a property?
If you live in the campo, then almost by definition all houses are individual. Also, they very rarely come on the market to be able to compare prices. Most 'agents' I've come across always ask "how much do you want for the property". When I've asked what they would recommend, they've looked startled and told me that I have to decide. Unless one can get the price right in the first place, how do buyers know if it's a bargain or not and therefore how much less to offer? As always, it's down to what someone is willing to pay so surely saying 'offer 10% or 20% less is meaningless. |

We looked at the other houses for sale in the village and compared them to ours. We looked at things like, general level of maintenance, number of bedrooms and bathrooms, whether or not outside space, whether or not parking, whether or not original features (all important things to buyers of this type of house in this location). Then we decided how much we needed. Then we took all these factors together, compared it to the asking prices of the others and priced our house at a level where it was still an attractive price , but also one within which we could afford plenty of room for negotiation. We were fortunate not to have a mortgage on the house and therefore were not constrained by having to clear this. We have accepted an offer slightly above what we needed :) I agree a 'one-off' campo house may be difficult to value. All I can say there is, decide what you need and price accordingly. |
