Default Anybody used Sellador??

We have been advised to seal our grotty old terracotta (indoor) tiles with Duraxa Sellador(clear) to prevent every little spillage soaking into them.
We put on 2 coats and they came up really well and turned from a dry, dusty pale pink to a rich terracotta shade. We were really chuffed but after 10 days they have faded off to look almost the same as before. We have now applied a 3rd coat.
Has anyone had experience with this? If so how many coats should we apply and does it always wear off so quickly.??
Thanks,
Any input welcome......as we have 2 more rooms to do.

We used to use old engine oil, sparingly though, on red brick walls and terracotta tiled floors. Baby oil is good on smooth finished floor tiles too.

I laid terracotta tiles in my old place and we got various advice from "experts". It needed about 10 coats of linseed oil followed by a coat or two of wax. Thereafter we needed to re wax about every 6 - 8 months. We had no probs with spillages, it was in a kitchen.
