Spanish, highly recommended by the expat community here, Speaks Spanish, Italian and English. Very precise but I detect a rather pro Iberian bias.... Probably just me bitching!

Well, judging by his / her "advice" as you have reported on this forum, perhaps property is not his specialist subject or perhaps you misunderstood? If not, I would be looking for another.

Good luck, I hope all goes well. It is stressful selling and I am sure you could do without this uncertainty.
Looking on the positive side: You are fortunate to have a buyer in the current climate.

I heard those stories, but the reality was not so. The hacienda tried to refund within 6 months as expected. The problem we had arose because of the banking system and the fact that our UK bank was not part of the single euro payment system ... meaning that every time the Spanish Bank tried to make the payment, the UK (Santander) bank rejected it! As soon as I changed recipient bank to HSBC it came though immediately. I used an abogado, and it was well worth it for the money

I forgot that it was this bank that you had a problem with. Recently I transferred the last of the funds that Graham had in a sterling account here to a Santander account that I have in the UK and it not only went through very quickly and painlessly but they also notified me immediately. That makes me wonder whether they have sorted themselves out since your unfortunate experience or whether this was because my whole transaction was in sterling.

Yes we were lucky, we turned a buyer down because it was 5K under our minimum, and wished we hadn't then 2 weeks later we got an offer just over our minimum. Still 25% down on what we paid 7 years ago. The bank Valuation strangely enough was nearly 10% higher. Our place had been on the market for 2 years and we already had a previous buyer pull out 1 day before the completion for health reasons. and fingers crossed.

But if you are transferring to sterling then maybe the pain wont be quite so bad because of the rate of exchange difference. Thats what helped us ..... when we bought it was around 1.50, and when we sold it was 1.18

It's possible. At the time even people in the bank were confused as to why the problem. However, as you say, we were transferring € to £

Went to the local Hacienda and they gave me the residencia fiscal certificate in 2 mins. I will still try and find out why there is supposed problem to get the refund.

I received a bankers cheque as a deposit. after 48 hours it is still not credited to my account. I always understood that bankers cheques were like cash and were credited immediately. If I was selling and buying at the same time as often happens this would be a big problem. Is this a Solbank thing or are all Spanish banks the same.
