Just a very quick one!
I have got to recommend this lady
As you might know buying a house on a 457 can be a bit of a nightmare if you need a loan, this lady has been brilliant and helped me not only with a loan but with a deposit bond. I don't usually recommend companies but this one have been brilliant.
She can help with finance all over Oz.

well while your on the subject we used a guy called Chris brown from a company called dollar home loans. he was a English guy who moved out here a few years ago and started his own business he was so nice went though every mortgage you could think of and took us though the whole process .if anyone would like his number just pm me . o ye and he was free!!!!

Thanks Ian, I've made a note and filed it away for future reference.
No, I didn't know that being on a 457 would cause problems but I guess any type of temporary visa is going to make lenders a bit more cautious.
Have you found any other disadvantages of being on that visa, as opposed to having PR?

Just bumping this as Tracy has now sorted half a dozen people out with loans. She said that she can not believe how so many people ar getting ripped off because of their visa :curse:

Can anybody recommend a good mortgage/home loan advisor in Cairns? Hubby and I would ideally like to buy somewhere as soon as we move over. We're going to Cairns on a reccie at the end of July so if we could see an advisor then for some lovely advice on this then that would be great.

She can do that, she's just sorted out my mates fro him and he lives in Perth.

Is it more difficult to get a mortgage without a deposit? What are the chances?
Our combined income hopefully will be around $120-$140 per annum.
We are thinking of holding on to our house here and renting it out, just in case we don't adjust to Oz. Our house here is in a great location and there would be no chance we could afford it if we ever came back.
It would be a nice pension as well not to mention a great gift for our kids.
Also maybe they might want to come back here to go to Uni in the future and they would have somewhere to stay.
Has anyone else done this or are most people selling up??

We just used Nexus, do the same job broker but they pay all your legals if you get a loan through them, saved us over a grand

Mate, just give Tracy a bell. I was in NZ when I first started asking about rates etc. She sorted me out, I'm on a great deal a few % lower than the high street banks offered me (wankers) all because I'm on a 457 visa.
I can't fault what Tracy did for me hence this thread
