Whoohoo - Just sacked the estate agent!!!!

Default Whoohoo - Just sacked the estate agent!!!!

Well i thought wed done everythng right, brought round 5 esate agents to value the house, went with the medium price as they said that they offered 1st class service
4 weeks later after viewings, they advise the market is quiet, viewers didnt didnt like A Y Z in the house and that people say its to expensive????????
Got that feeling that they are not as good as they say, so 14 day cancel letter sent, they advised that they received, didnt get mad and rant etc, just told them i was off to someone else!!
They advised that as they know they havent offered the best service that our house would be property of week and i must say when i looked in paper this week WOW what a spread, but at the end it says contact estate agent on ***** or venders mr & mrs ****** on ***************

how dare they print my tel number in the paper, so straight onto them there 14 days has ended (they have just broken data protection) have been advised theyd better not ring me again....................REALLY REALLY REALLY MAD

but then again have they done me a favour as i have now got some bookings for this weekend and as they havent come via the estate agent, i will save myself to cash

Can you not report them to the Ombudsman ???? Ring your local Trading Standards Office and they should be able to help you epspecially about the Data Protection thing

I have come to the conclusion that they're all the same.

It became patently obvious to me over the course of my flat sale (possibly because I had bartered them down onto a fixed rate commission) that they seemed more keen to work in the buyer's interest than my own (even though I, the client, I was paying them). I actually had to fight them to keep pushing for a better deal (in the end, a worthwhile endevour), the chap having the gall to try and tell me it was overvalued - and who valued it, exactly?

I think the ones that value your place the lowest are liable to be the most accurate. Anything outlandishly high is just a sales ruse to get you to sign up.

And I still can't really understand how the industry maintains itself in the UK.

I paid a couple of grand for, as far as I can tell, an hour or two of photos and listing generation on Rightmove and a handful of viewings lasting c. 10 minutes each.

I think I've just answered my own question there.

Maybe I should have asked why everyone keeps falling for it

Oh well, onto the Canadian system which I'm sure has it's own particular pitfalls and frustrations.

just to add that just had a phone call from the 2 R's estate agents who the house WAS up with and they have advised that they will pay for me t change my number, so i think i may of scared someone there
We have decided to give it the weekend and see what happens, i have an estate agent coming monday, used them before and so have others, not over happy with them, but its the case of devil you know !!!!!!!!
if i get to many calls i will probably give them a ring thanks gaynor, just hoping that this may work in our favour at moment as if we can get a buyer this weekend we dont have to instruct the others

Looking at mo at rightmore and propertyladder and may decide to do ourselfs as we asked the people who viewed where theyd seen it and they said internet!! so maybe

THINK i may start friday night early

That is not always true. I went with the highest quote for the last 3 places I sold in the UK. They all sold easily at close to asking. I used the same firm in each case, although not the same branch. My house in Oakville sold in hours for a price that was way above the "fair market" appraisal we were required to get.

Some estate agents/realtors actually know what they're doing.

I the bookings came as a result of the advertisement you will still owe them their commission

Be careful with how you proceed to avoid getting a nasty bill that you don't anticipate at this moment - you will be very hard pushed to convince a judge that ANY enquiries you get are not related to this advertisement based on what you have said in your post

After speaking with them later today, they kind of know where they stand, if they leave me alone i will do the same, if they start then i will with data protection etc, i think a judge will laugh in there face if they tried to re-cope any costs, as there mistake has lead to my name and telephone number in the paper, so if they contact me and not the agent then the agent loses. the agreement clearly states that the buyer MUST BE INTROUCDED by them. they wasnt they introduced themselves
They have agreed to everything thati wanted as they just cqnt believe its happened, but there mistake means our gain

I will leave this to you but your interpretation of your agreement is wrong - sorry

It sounds like they are prepared to let sleeping dogs lie so you may get away with it. However, my experience of these things in the UK is that the Estate Agents always go after their commission.

By the way, the "data protection" issue that you have raised is a non issue as far as UK law is concerned There is no property in a telephone number

Yep, all agents are the same. Here in Ireland they want the commission PLUS you pay for all their advertising!! We have our property on the net and have had more response than from the agents. Then today we received a letter with their terms saying that as they were joint sole agents if we sold the house ourselves they would deem that the introduction was from them and that they would want their commission:curse:

Hi just sat ages writing you a story and lost the dam thing So here is the quickie. After having house on Market for 9 mths, 3 lost sales and 1 slightly more then interested party, being messed about, fobbed off and driven to total madness by 2 incompetent estate agents , 2 wks before i left the Uk in April, i signed up for 3 mths with a company that work on a simular basis to the Canadian realtors ( dont get payed, unless they sell ). And after 4 wks had an offer on house and am now 4 wks in to hopefully selling. The housing market in the Nrth/Nrth east is struggling, houses over the £190-£200region just arn't shifting in my old area, totally different market to the Sth of the country. Honestly this is the quickie .

Wow,i feel bad for you that any of you went through all this.
We didnt have a bad experince with estate agents but they were crap so we put our own sign up and used a good solicitor and the house sold within weeks.
Alot of people were keen to buy without involving a third party and paying for there services.
We even put a few ads in the local paper and on the internet.
Hope you have better luck and sell up soon

Have to stick up for me old dad here in Northern Ireland - he is an estate agent and known as the only honest estate agent around - my mother says this is why he has no money and is also the poorest estate agent around and the other estate agents drive the latest BMW's while he drives a clapped out 11 year old Ford Mondeo.

Going back to a previous thread he also advised us not to put our house up for sale at the top end of the market but rather slightly lower which raises alot more interest/viewers and potentially a lot will bid against each other as they think they are getting a great bargain.
