International transfers can be an absolute pain ,particularly one off's ,or new one's that you are trying to set up. It's usually a cross between getting the wrong transfer details at the senders end...

Could one have a staggered set of contracts ?. That is ,Contract 1 at a rate fixed for the next 12 months. Contract 2 started 3 months after contract 1 running for 12 months and so forth...

I'll add my "professional" opinion as well .In my 35 years in property I would now say ignore the 5% advice. Unless you have something unique to sell ,or are in a niche location you are going to need...
