I would wonder if the massive parks in central london would have any effect on the numbers as well - Hyde Park, St James's, Regents Park etc are there any big parks in DT Toronto? High Park perhaps?

Consider The Beaches or Yonge and Eglington / Lawrence.

All have fairly good access to downtown, good food / bars and a nighbourhood feel.
