I'm under no illusions but just for interest UK average house prices are still about double what they where 8 years ago, so applying the same formula can you buy something decent for $920k?

Yeah, a similar thing happened in the UK too, it was called a "sellers strike", it was one part of the process of prices falling (denial?)

Absolutely, but also the US was different from the UK, the contributing factors where different but the end result was the same, easy money created a property bubble which encouraged debt and further...

I actually don't think the recession is over, I think the effects where just postponed by massive money printing in the US and elsewhere. Australia has done well not because its so well managed...

Historically normal maybe, but not "normal" for the flood of FTB's sucked into the market by homeowner grants and "abnormally" low rates. What was the average debt burden over that historical period?...

Even if something is in short supply the price doesn't always rise, a market sets a price where both demand and supply exist.

In the UK housing has been in short supply due to underbuilding for...

Thanks, yes that makes sense, maybe a bit of a statistical anomoly (the new builds would be a small %age of the existing stock, unless the sample are was very small or specific though?).

Not sure I understand your question but I expect property prices to fall in Canada and Australia just as they have elsewhere. I know that you don't and I don't suppose either of our opinions will...
