Thanks for the clarification. I actually emailed my agent that question (because the land tax is deducted quarterly from my rental income) - and she then showed me an invoice from the tax office....

You have to pay land tax with a house, and council taxes for both strata titled and freehold/Torrens titled houses.

There's no land tax for strata.

And, specific to Melbourne, I have to keep...

True, true ... though, in all fairness, even if it's a freehold/Torrens Title house, you should ensure that the condition is kept safe all the time - termite damage, concrete/brick decay ... all that...
