You are correct. On an annualised basis, the exchange rate movement over the last few days has cost me about $7k. I am bringing in less now that I did several years ago, despite pay rises.

It's a land transfer tax on house purchases. I think it's a Quebec-only thing. The name derives from the fact that the provincial minister who introduced it was called Mr Bienvenue.

It has dropped sharply recently but, then again, it rose sharply after a year or so of horribly nasty rates. Base your long-term calculations on 2.2.

I can't see the province imposing a nasty tax. The feds, on the other hand, will tax anything they can. You are, of course, right about the price issue. The existence of the oil sands has been known...

Are we taking conventional or oil sands?

In the case of the latter, Alberta's reserves are reckoned to be sufficient to supply all world demand for oil for over a century.
