Thanks Bourbon-biscuit yes i think you are right a light at the end of the tunnel to give us some motivation.

I think we would be ok if it wasnt for the fact that the house we are in is warping...

Thanks everyone for your replies and some sound advice. We have some good thinking to do and wont rush into anything but my it is tempting to jump on a plane - just the 40ft container worth of stuff...
