In a typical year it wouldn't - any given year would depend what goes wrong (boiler, roof, water, electrics, etc). Never having owned one my understanding is that the amortized cost should be less...

Aren't you an American citizen? That'll be why - no eTA (or visa) needed, so no need for a PR card to demonstrate why you don't have one (and are anyway eligible to fly).
