This place is about 5 miles from me, I can confirm its nowhere near a beach! That particular area is okay if you like Mountains and goat sh**.

Taking into account taxes, fees, admin charges etc, you are running more than a bit tight here. The beach thing is a non starter in general. Being straight, you will probably need a good bit more...
