Re: The Great Australian Property Swindle

I'm well aware of your bigoted mindset. I don't need reminding. You seem like a deeply unpleasant individual.

Re: The Great Australian Property Swindle

Beauty is in the eye of the beholder, from the one photo I think it could be quite nice in a different setting. On an unrelated note, check out this place in Dublin I saw listed this week...

Re: The Great Australian Property Swindle

I would be amazed if this goes ahead. Ireland has done this as far as I know, but post crash.

Re: The Great Australian Property Swindle

There is no problem with easy lending as long as you never run out of money and never have to tighten up. The tightening of lending conditions don't cause the bust, the preceding easy credit does. No...

Re: The Great Australian Property Swindle

I some how doubt this is the case, but if it is then it would likely be game over in my opinion:...

Re: The Great Australian Property Swindle

There are also those that have got destroyed by property investment, and those ruined by overly ambitious home purchases. Just mentioning them for balance.

Re: The Great Australian Property Swindle

I would agree with that and I think there are quite a few others who would agree too. It seems obvious now that the government knew what they were doing with the boost and those who took 'advantage'...

Re: The Great Australian Property Swindle

I think Rambi's point was that it was a financial or economic need rather than a housing need. If that's the case then you seem to be in agreement on this point.

Re: The Great Australian Property Swindle

Ireland had 5 years between when we should have taken our medicine (2002) and when we got taken down (2007). In that light your 2 year time frame from now looks appropriate, i.e. 4 years from the...

Re: The Great Australian Property Swindle

I'd question the merits of the policy altogether. If there is a 'property ladder' as we're led to believe then this is always a subsidy to vendors because every buyer in this market has this subsidy...

Re: The Great Australian Property Swindle

The boost was Labour though? Or is there a suggestion that play came solely from the administrators?

Re: The Great Australian Property Swindle

That's the problem with conveying certain forms of humour in print, you're not sure who's joking and who's not. :)

Re: The Great Australian Property Swindle

I'm assuming your post was a joke, he was referring to the real motivation behind the FHB. I just wanted to throw that article in there, not that it should be news to anyone.

Re: The Great Australian Property Swindle

Not a bad return over 40 odd years if you realised it, which of course you probably aren't interested in. I should point out though that this implied rate is a bit simple because it assumes that you...

Re: The Great Australian Property Swindle

By implicit rate of interest I mean the implied rate of appreciation to multiply in value 34 times over a given period.

Approximate examples:
46 Years 8%
41 Years 9%
37 Years 10%
34 years 11%...
