hi,thanks to everyone for the info......kids are 7 & 10,we want to have sea views and be close to sea/beach...budget is to $700-$850k.......hopefully this will buy 3 bed house in goodish...

private schooling here is very cheap....2 good schools....medbury for boys and selwyn house for girls..after that christ's college and rangi ruru..cost is a third of what we were paying in the...

here in new zealand the west coast is the black fly capital....no real problems anywhere else,at least not on the south island......where in canada is blackfly free..........or any places to avoid...
