If you can go, go. But my advice is not to sell up until you get your PR visa in your hand... what would you do it you didn't get it and you had sold up?

The federal part of the process took only 7.5 months from when I applied to when I received my visa.

Waiting periods do not count. If that was the case many skilled worker applicants would immediately by-pass becoming PR's when they land and would instead become Canadian citizens.
