The contracts aren't upheld by French law if the guarantor refuses to pay - at least according to my lawyer friend. Landlords and tenants tend not to know this, but he assures me it's the case.

Worth bearing in mind that if you insist rigidly on guarantors, you will reduce the number of tenants you can potentially have (many people in their forties, rightly, object to asking their parents...

You could also try orpi.com or pap.fr - perhaps also try a google search for estate agents in the area you're interested in (try 'immobilier paris' for example if you speak French). Good luck!
