It's presumptuous for me to write off the club, but most of the potential membership already live in all inclusive masterplanned communities with pools and tennis courts - such as the Ranches and Meadows. For folks in Jumeria and US it's simply too far of a drive.

The one possible thing going for the club's location is that it would be the closest place with an alcohol licence for the people living along Emirates Road and there is a lot of new stuff being built out there.

Membership fees are to be around 16000dhs a year..
for tennis courts a gym and a swimming pool...

I can't see it being built.

The numbers don't stack up to what they want to build and what they say it will cost. The largest factor is that they will not get enough funds from advance membership fees to convince anyone to finance it, as the club only has limited monies for construction from their compensation deal.
