Landlord just told me he is selling up. I know about the 12 month rule (he doesn't) but I'm not planning on using it unless I really have to (but have not ruled it out).

Pretty much decided on quitting the ranches* ... but where? So far the list is:

- Layan
- Barsha
- Jumeriah / Umm Sequm

Suicide Oasis is off menu, as is Mirdiff (too far from the school) and Meadows/Springs/Lakes. A pool (communal, not private) is pretty much a must, and a Gym would be highly preferable. Looking for 3 beds + maid + study - if possible parking for 3 cars.

Budget - Currently pay 160k- would like to keep it that way.

* Great place - but time for a change. Plus, I've worked my way though most of the maids and MILFs so need to move on.

Your requirements are pretty much the same as mine, so I'm quite interested to see what you can get (I am increasingly getting surer that I want to get out of Shoreline even if my landlord is fully paid up). The only requirement I have in addition to yours is that I will not live in a villa which looks like it belongs in downtown Kabul.

Most of the stuff I've seen in Jumeirah/Umm Sequim at the price you mention fit in the above classification, but I'm sure there must be some gems to be found.

Where is Layan by the way?

We just renewed our lease in saheel, and whilst we wouldn't want to move again, part of me would have liked another adventure. We are all temporary here, so apart from the short term hassle of moving, its not a bad thing living in different area's...different MILF for a start.

Isn't Layan out on the junction with Al Qudra and E666 (Outer Bypass)?

What about Victory Heights? There is a really nice community feel there, and it is great for mums with kids (not sure if Mrs M is a SAHM mum or not).

Yes, that's the one. Although perversely, I think it would be quicker to get to work / school from there than where we are now due to the speed bumps in the ranches (we are in Reem) and the traffic on the saheel exit roundabout (coming from Layan you would have right of way). It's also got a site shop, pool and gym so ticks a few boxes. We shall see.

Victory Heights - almost went there two years ago when we went to the ranches. Have they opened the pools yet?

You must have seen some dumps as I have never seen a villa in Jumeirah or Umm Sequim like that and I have seen a lot of places. Maybe it's just the compound villas that have nasty bathrooms?

Is that the collection as part of 'Dubailand' that you come off the Outer Bypass road onto a bit of dirt for 100yds before tarmac and into the compound?

If so, they are cheap as chips and ****ing massive.

Actually, mostly I viewed off compound ones there. All war zones.

You were unlucky. Or you were looking at the cheaper end where they aren't as nice. The area has held its rental prices fairly well and you are still looking at AED 170-200k for a decent four bed place.

Our bathrooms are lovely, but we aren't on a compound. *shudder*

I think you're spot on with your observation! For 160K you will get stuff that looks like it has been bombed, but spend an extra 15-40K and you can avoid the war zone.

Personally I pay 165K where I am today and to be honest I would prefer to pay less not more!

At the time I was looking at the 180k bracket (2 years ago) so maybe the 165k bracket now.
