Lease renewal troubles! Need help
 
Hello, Need some advice on lease renewal. I moved to Dubai in November and got my current lease on a 2 bed apartment my middle of December. My lease contract with the landlord has 2 contradictory clauses. The first says that the lease renewal is subject to landlord's approval. The second says that it is subject to negotiation between the tenant and landlord.
I got a message from my landlord yesterday letting me know that he plans to settle his family in Dubai by beginning of next year and for that he needs me to move out. He further mentioned that he want to live in another area so he will sell this one and buy another for his family. Not sure what the true story is but this means he will not renew my lease. I read in an article that as per rental laws he needs to give me 12 months written notice if he wants to evict us. I am not sure if the law holds in my case given the 2 clauses in my contract. Anyone faced anything similar? Really need help as it took me a lot of hassle to get this place and I really don't want to move by the end of the year having to pay higher rent and agency commission again. Plus I have a 5 month old and moving is so disruptive. Looking forward to your responses...

first of all those clauses are standard i think. and yes he must give you 12 months notice at the end of your renewal ie middle of december. so dont fall for the tactics. but its also a fact of life here in uae.

if he sells the property the new owner must honour that lease so you are fine for another year at least anyways and the new owner may just continue it if he doesnt want it for himself so there is no need to worry on that score

there is also a rule in auh maybe the same for dxb that you can live in the property for like upto 4 years etc before being kicked out. check that out too.

Thanks for your response. It gives me some hope.
Just wondering that you mentioned that if a new owner comes he may continue my lease but suppose he wants the house for himself. Will he still have to give me 12 months notice?
