Yep that's the issue, it's still pretty much at 100% mortgage

I think that only works if the house/flat was originally your own residence. If you haven't lived in the place they won't usually let you have a straight forward mortgage. We bought a second property whilst we were overseas in the mid 90's and we had to have a commercial mortgage with a large deposit as buy to let didn't really exist then.
