Dubai - what is happening

Re: Dubai - what is happening
Back on topic.
Went to that wankfest known as Cityscape today for a few hours.
Some impressive projects. The canal tops it all. Dubai Hills estate, a larger version of the Ranches by Emaar, is probably second most impressive.
One thing I noticed compared to the last time I went which was back in 08 is that there were far fewer consultancy firms represented. Almost all developers. And lots of Turkish ones.

1. Mall of the World - possibly, but smaller than planned.
2. Creek Harbour - not so sure.
3. Canal - obviously a yes.
4. Mohamed bin Rashid City - yes, but in phases, some is motoring along now, but not a lot else will happen there of any great scale.
5. Pearl Jumeirah - no idea.
6. City Walk - yes. starting to look good as well. Nice shade structure going on, could be Clarke Quay - esque.
7. Jumana Island - I tihnk this is happening, at least I see the Island I think.
8. Blue Waters - motoring along with usual problems but is definitely happening.
9. Opera House - structure almost complete. Could be something they can genuinely be proud of without it having a silly record attached to it.
10. Deira Island - no idea. Who cares? Can you imagine the traffic trying to get there?

An island existing means nothing mate. Look at The World and Palm Jebel Ali...They've been ready for years with next to progress..

I agree on most of what you said, but I think some of these will take a very loooooooooong time to finish and may change drastically along the way. MBR City could take 20 years, but then again so what?

Re: Dubai - what is happening
Worked on the Pearl Jumeriah years ago, back in 09. That tells you how long it's been
It was supposed to be all low density residential villas.
Anything higher density is a mistake, IMHO, because of the logistics aspects. Same with the Deira Island. Typical of Dubai, build it and don't bother to include any proper access links.
I don't see the Mall of the World complex happening, at least not in the current planned form. I don't remember seeing anything about it at Cityscape, which was odd.
Not on the list is Emaar's Dubai Hills Estate and it's huge and I'm confident it's going to happen more or less as planned. It's Emaar and Emaar tends to finish their projects.
The Canal could be really nice if it turns out to be what the model looks like. Central location, close to Sheikh Zayed and the beaches, get to avoid the whole south side of Dubai / Marina mess.

More building=more people=more traffic= more chaos on the already jammed roads.

Mr Mohsin of Karachi, who doubles as an economic commentator while driving an orange-top taxi in the Deira area, told me 40 minutes ago that there's no money except what's sent over from Saudi and Kuwait but that we should not expect a crash, this from his 20 years experience in analysis of these matters.

Re: Dubai - what is happening
As a British Expat married to an Emirati I can explain just some of the issues thats going on in the UAE:
1) Emiratisation is now compulsory not voluntary the Government send a quota of Emirati names from the Tawteen (Government employment Emiratisation website) to Private and Government companies. Meaning if you have a Emirati shadowing you you're numbered you have probably 6 months before you're made redundant.
2) Iran.... The USA have made them "Friends" status and no longer a threat to national security (Subject to Senate approval) the fear that Iran can now Sell all its oil will drive the Oil price down to $15 barrel...
3) UAE Yearly Budget. Has not been released for 2015. ADIA currently ruling/requesting for there investments back so the likes of Mubadala, Taqa and other companies sell there loss making investments and pay ADIA back its profits etc.
4) Summer 2015 British embassy published that around 10000 British expats left the UAE.
Due to Job loss or affordability living in the UAE (British and US embassy advertised heavily on how to the leave the UAE correctly). Also many other expats lost there job after arriving from their holidays.
Its also worth noting that a lot of expats since 2013 left for Brazil due to the massive exploration and find of Oil and gas in 2009. Its taking this long to get to the reserves.
I have lived in the UAE since Sept 2009 and can honestly say the friends that I have met here have now all gone to pastures new or left due to a crisis looming. Shopping now for a month costs over 3k dhs Baby milk prices is just ridiculous.
Hope this helps however there is another bubble looming bigger than the last and I feel it will be more difficult to cover up due to the dwindling oil prices...

1 is an urban myth
2 is ridiculous
3 is incorrect (at least the lack of a budget the rest I have no idea)
4 is speculation (other than the guidelines being issued)

Re: Dubai - what is happening
Just quoting the correct facts that are published through UAE Media and Embassies that are based in the UAE....
My wife is working as Legal Counsel for the ruling family and 1) is not urban myth its fact. Tatween website is live and so far to date its been successful in recruiting emirates. 2) is not ridiculous and again its fact. 3) is not incorrect its fact.) 4) is fact.
Maybe you need to stop living with your head in the sand.... Just saying... Or are you one of these People that live the high life in Dubai and in debt to your eyeballs?
So before you come along with your facts and opinions on someones thread and rubbishing them get YOUR facts straight. Thanks!

Re: Dubai - what is happening
1 - True in certain industries. In my industry 6 Western managers have been fired (1 was my boss who received a call Friday evening to report to HQ Saturday morning with his laptop and security pass, first he was aware of it) and replaced by locals just this year. The workers are still mainly Western because locals do not have the skills/experience.
3 - Is correct in some respects as we are funded directly by DoF and our capital projects are funded indirectly by DoF, budgets are under very close scrutiny and even money promised this year is being 're-examined'. Next years budget who knows.
4 - No idea about UK expats leaving (but how would the embassy know since they have zero idea who is in the country and since the various government entities in Dubai do not like to share electronic data with each other I doubt they would share with the embassies). However this British expat is finishing work in Dubai on 31st March and going back to blighty.

Re: Dubai - what is happening
Okay. Of course we should believe you since you are posting 'the truth' to all us ill informed in your first post on an expat forum. And what were your motives? To just let us know that we are ultimately fc*ked..
I'm sure some people get replaced with locals, but you are talking about it as if it is being organised across the board. Other than in some direct/indirect government entities this is simply not happening on a big enough scale to be a concern to the average expat.
My head is not in the sand, but at the same time I am not losing the plot with speculation and listening to rumours. I'm sure the government is nervous about Iran joining the real world again, but the oil price was on a downward trend and projection for a while before that become a reality. The oversupply is not hinged on Iran. Maybe you should read up on how the oil markets work before you start ranting....
Thanks for your time bro. Please stop scaremongering!
