Re: Location, location, location
I would rather buy this and build (if you can), probably cheaper in the long run:

No!
Or in other words, the cottage has barely been touched since the 17th century and could fall down at any moment.
The cottage is unspoilt and retains its original character

Nowhere near that amount imo, particularly as it's such a small cottage. We've just renovated our house which only had half a roof, no heating/bathroom/kitchen at all, floors collapsing, needed full rewiring, replumbing, etc, and which hadn't been lived in for 10 years - and we haven't spent anything like that!
Ours was described on the particulars as 'a particularly challenging refurbishment proposition' - and when an estate agent says that, you know it's bad!

The house we're looking at has a good roof, but no kitchen. It's broken into apartments currently, so will need new bathrooms and it has no heating at all.

Without revealing personal details, could you give us a rough estimate of your costs (perhaps £ per sq. ft/meter?) We are looking at an old Georgian house but we just have no idea about the cost of refurbs in the UK. It's much more expensive here in the US and I think that is making us over-estimate our UK costs.
