Apologies liveaboard, I misread your post as "I doubt" not "I double" - :o

I did suggest a legally drafted explanation in my first post and would not expect this to cost a fortune - unless there is something very wrong at present, in which case, better to know now than at sale time.

However, that's the only way to get clarification - free advice on a forum can only take you so far.....

Thanks for the replies. Most useful. I have since learnt that Propriedade Horizontal is the same as Condominium, that there has to be a Condo Administrator where there are 4 or more properties (not sure what happens for 3?) so as to have legal responsibility for common area bill paying, collecting dues, maintenance etc. accounts, meetings etc That if things go wrong, the Administrator is responsible & liable(!), hence the need for public liability insurance for that person in case they are sued. That fire insurance is required for common areas. That ownership/use of common areas is stated in the deeds per property as shared area for all properties with the overall size mentioned with shared costs allocated strictly in proportion to size of ones property against the others. As we have essentially pathways and just a swimming pool/pump house as common area we will opt for a Condo all risk insurance plus an all signed comprehensive Agreement of the condo operation...Most of it is common sense....why give a lawyer your watch to tell you the time...!

Except, I suspect that to be legal the condominium agreement should be drafted up in Portuguese & registered in terms of Portuguese law.

It looks like according to this article that the Agreement must be registered at a notary.
