When to list house?

When to list house?
Has anyone thrown caution to the wind and listed their house before obtaining visa? We would like to go as soon as we get our visas. We don't want to wait months to sell our house. I suppose it is a gamble if visas are rejected for any reason... Our visas are in processing, fingers crossed.

we did in the UK, however house buying/selling is very different there from NZ - in NZ once you have a buyer and agreed a price, you are legally bound. UK you can still back out right at the 11th hour! We put ours on the market ages before we'd got our visas, it then took about 3 months to find a buyer who was subsequently very sympathetic to our cause and was willing to wait another 3 months before we were ready to move out - completion on our house took place hours before we left the country. I'm not sure of how it works in Canada though.

Canada is the same as New Zealand. Once you have a buyer and a price you are legally bound. Homes sell quickly but, buyers can take months to close the sale. It is a pain...
Thanks for the input.

It really depends on your house & area, but IMO as early as possible, time to iron out as many details as possible, Good Luck
