Its just off SH1 and will shave 1/2 hour off your journey times, plus its closer to the beaches than Warkworth. However, Warkworth is more like a nice touristy, rural town - kinda like a Barnard Castle, whereas Dairy Flat is just an area with the odd shop, lots of space and a school. Warkworth has cafes, etc and is close to Matakama which might suit your tastes more. But believe me the drive into Auckland is hard work from north of the Shore and although I do it for the kids it can be a pain, putting another 30 minutes on it each way would be too much for me.....best of luck and great job ENGLAND.........

yes and no.......maybe some lifestyle blocks in Dairy Flat and Kowcop are pricy compared to stuff in Warkworth (but not sure on a like-for-like basis) but rentals/smaller houses are not mega-expensive compared to Browns Bay, and points south on the Shore. We pay $350 per week for a 3 bed plus 2 rumpus room unit with big garage <5 minutes away from the beach and domain in Whangangaparaoa-Orewa and that ain't much more than in Warkworth....probably works out nearly the same when you add in the fuel costs for commuting (and other travelling to shops, etc) the extra 50km each day ?? Pays your money..........
Also Siverdale and environs are still quite cheap and could meet the criteria.......??
