I have a friend that has just bought in Waiuku. It is commutable to Auckland 45 mins. very country place and you will get something for 450k. also Pukekoe is ok too.

Hi, don't mean to be argumentative, but a 45 min. drive time from Waiuku to Auckland CBD is about right without traffic. At rush hour, it would take longer.

That's a really good idea. It's only a matter of time before there is a good train line down to Hamilton and then prices will skyrocket. I reckon it's a great time to invest in Hamilton. I know people who live there and commute by car to Auckland 2 or 3 days a week and work from home the rest of the time. They love the lifestyle.
Anyway, Auckland transport doesn't appear to have much faith in their own system. They are spending tax payer money to shuttle their staff across town because taking the trains (and buses) takes too long (45 minute train ride, probably quicker to drive). Plus, the trains don't run nearly as often as would be convenient.

The city rail link is at least seven years away, even though it's being planned for. I can't imagine a passenger rail link from Hamilton to Auckland would be built before that, could be many years yet, although it sounds like they're at least considering it at this point.

I had a friend who used to commute from Papakura (which has a direct train link to Britomart) to Auckland. She only lasted a few months because it was such a long commute - the train ride alone was nearly an hour. Papakura is MUCH closer to Auckland than Hamilton.
Anyway, Auckland transport doesn't appear to have much faith in their own system. Lots of people do travel to the CBD by train from Papakura. I guess we chose whether we want a shorter commute or a bigger house.

Forget Auckland, consider Napier in Hawkes Bay. Better climate, lovely place & look what your $ will buy. These are just a few examples all in good areas, not far from town & 10 minutes drive & you are in the country with masses of vineyards, farms, beaches, glorious walk along the coastal pathways.
We have hospital, good schools etc.

Really Stephen, you surprise me that you've not really taken on board the housing situation - $450k and nice house don't belong in the same sentence - this is Auckland you're talking about?
$450k goes absolutely nowhere, it will not buy you a nice house in a nice area - at best you could expect a real old dunger that needs bowling / or a lot of work. There's absolutely stuff all in that price range that would be in a desirable parts of town. You'll be looking at areas such as Manurewa, Otahuhu, Mangere, Henderson and Massey; places where you most probably would not want to live.

I don't think you've said whereabouts your job offer was based but there's a daily plethora of media attention on the subject of Auckland house prices (always has been a bit of an obsession actually) - this article might help put some perspective on it how it is at the lower end of the market and help you to see that there simply isn't any secret 'insider' information to finding that illusive 'nice house up to $450k in Auckland'.
A better way to look at the bottom end of the market is to consider the lowest 10 per cent of properties, independent of arbitrary dollar value ranges. In greater Auckland, the lowest 10 per cent of properties have a median value of $430,000. A year ago the lowest 10 per cent were worth $375k, in 2007 it was $330,000 and 10 years ago $222,000. Just to scare you a bit, the lowest 10 per cent of North Shore properties are currently worth $545,000!]
You will have to put in the yards and spend week after week trawling the papers and getting yourself out there to look at places on a case by case situation - if you're willing to take on a renovation project the you might be able to get onto the ladder by buying the 'worst house' in a nicer street.
