House on the market one day - first viewer - coming back for a second viewing. Agents say it looks good

That happened with us when we sold our house a couple of years ago we put it up Monday morning, the buyer came and viewed at 2pm and she put full asking price in buy 5pm!!! It's a great feeling isn't it

Price is everything! We marketed it just below its true value - bearing in mind our next door neighbours house is up for sale too! We didn't plan to market so soon but all the doom and gloom re. economy got me panicky.
It's so hard not to get too carried away. I know all the pitfalls but as I'll be doing my own conveyancing I can keep a close eye on things once (and if) we get started. HIPS pack cost me £400! Still can't complain, conveyancing fees - zero!
Should hear today if he wants it but Agents say he's really keen and has looked at loads and ours is the only one he's actually liked.
Fingers, toes and everything crossed.
