Always a tricky subject for obvious reasons, but it may not have been just because of hunger. Who knows why some groups developed a depraved appetite, but it's probably been more common throughout history than we'd like to think:

Its always the same old story, immigrants who look different get it in the neck.
theres no difference between a chinese, malaysian or indian migrant and most of us on here.
physically they just stand out so are easy targets

Well maybe not the Chinese…they have Kung Fu. That’s some pretty scary stuff. Also they are fit, well fit. Even the old ones who go to the park very early in the morning to do Tai Chi when I do my running before work. If you pick a fight with a Chinese person your on your own at best I'm afraid .


It seems to be human nature to want to isolate ourselves and our culture from "outsiders". The otherness of others can be difficult to accept.

In my view the Chinese have for a decades made cheap rubbish for we in the west to buy that has inflated our salaries giving us a higher purchasing power than we ought to have and all the while accumulating our currencies in vast reserves. Of course eventually they were going to come to New Zealand and want to purchase something they wanted from us with those currency reserves...we have long known our economy relies on agricultural exports and ever increasing house prices. The Chinese government has been pushing consumers to invest and spend, guess what they are purchasing from us?

Sure you could limit what investments can be made with the NZD they hold but this will devalue the currency and the wages of New Zealanders as it becomes less attractive to them to hold NZD to trade with us. Limiting the asset types available for foreign investment is reducing purchasing power...houses get cheaper (maybe, more likely they just appreciate at a lower rate) and everything else gets more expensive.

In most investment classes if demand gets excessive people create more of that asset class (starting businesses, increasing debt etc.) because there are few constraints on supply. In the housing market however we have a needlessly extensive approval process that arguably doesn’t deliver much value (see: leaky homes, Christchurch earthquakes etc.) but severely limits supply.

So why not change the framework and release supply? Well multiple reasons. Mainly since the early 90’s there has been a long (almost unbroken in New Zealand) increasing of prices and leveraging at rates above both income growth and inflation on the back of this regulatory approach. About half of all household “wealth” (although much of this is what share market investors would call “paper gains”, reflecting the fact that until you cash in the price can fluctuate) in New Zealand has been invested in this single asset class. This has played to a demographic problem New Zealand has and consequently more than half of New Zealand’s wealth is concentrated in people over 55 who are heading towards retirement and more than 70% of their wealth is invested in housing. If the market is allowed to devalue a major part of the retiring (and voting) population will have a huge hole in their retirement savings. The housing market is sort of being used as a wealth transfer mechanism from younger people (who make up a minority of voters, for various reasons) to older people aided by a very favourable tax structure on real estate investment.

There are other risks as well like if the regulatory framework allowed better development projects in central cities people wouldn’t want to live in and commute from the sprawling suburbs of cities which would devalue the properties of those who own houses.

Although housing affordability is a problem it’s politically easier to show a token gesture because significant changes would actually rebalance our economy towards asset classes mainly held by younger people and reverse the flow of wealth (which is not a vote winner in the short to medium term).

As long as inflation remains low (which is likely given the real/productive economy is starved of capital by this mammoth bet on housing), net migration is inward (which is likely given the GFC and easy immigration policy is likely) and the trade balance remains strong (which it will if the Chinese keep buying our products and assets) this can continue for some time. It’s sort of all fine…but don’t be the last one to move if the music stops.

I don't expect any party to move on the status quo in any move that could reduce house prices .

Good article in The New Zealand Herald illustrating this point, just a few snippets:
In the 27 years since [1986] householders have reduced their exposure to direct domestic equities from 26.5 per cent of total financial assets to just 9.3 per cent.

New Zealand households have become incredibly conservative as far as financial assets are concerned since the 1987 sharemarket crash.
...
Total risk assets, which includes both direct domestic and overseas equities, have fallen from 28.5 per cent of financial assets to just 11.9 per cent over the 27-year period [since 1986].
...
However, New Zealand households take a high risk approach towards non-financial assets, especially residential property.

At the end of 1986 domestic householders owned $81 billion worth of residential property and had bank and non-bank loans of just $10.2 billion according to Reserve Bank statistics.

By December 2013 total housing value had surged to an estimated $720 billion and household bank and non-bank loans to $202.4 billion.

The country's residential property is now worth 8.8 times the NZX compared with 1.9 times at the end of 1986.

In Australia total residential property is worth 3.1 times the ASX whereas New Zealand housing is worth 8.8 times the NZX.
Maybe this bubble is different though?
