Renting out a Wimpey leasehold flat
 
Hi guys - hope you can help

We are looking to rent out our 1972 Wimpey first floor masionette (own entrance).

We have contacted mortgage company (Nationwide) for permision to let on our residential mortgage. On the form we need to fill in it says that because the property is 'leasehold' we will need the freeholders permission to let the property.

Has anyone asked for this permission from their freeholder before? Specifically Wimpey? If so was it easy- did they charge?

Is it worth informing freeholder? :confused:

Any help appreciated.

Just a bit more info if anyone can help! :)

The lease reads, in the fourth schedule:

'Not to assign underlet lease or part with the possession of any part or parts of the demised premises or any rights and liberties hereby granted separately from the Upper Masionette'

Do I read this as I can not let out or sell any PART of the flat i.e. a room or the garage but can rent out the WHOLE flat? :confused:

There is nothing else in the lease about sub-letting, ASTs, underlets etc. If I were not allowed to rent it out would it say it clearly i.e. 'you must not ret or sub-let this property using an AST or alike'?
