Real Estate, Quick Question?
Young couple wants to buy a House in an O.K area, 4 bedrooms etc, in a major city, how many $ NZ would it cost them?
Suburbia type environment.
$250k, $400K?

I would have thought between $400 - $600 but it depends which city, which suburb, age and condition of house, size of section, other features - access to shops, schools - especially which school it is zoned for - if good to excellent school will definitely pay a premium house price. There are too many variables to say for definite.

Think for a moment. How would you answer this if someone were contemplating moving to your country?
I have no idea what you consider an OK area. That's very subjective, isn't it?
Also, I can't honestly say what would be considered a major city here. Sure, there are the big centres of Auckland, Wellington and Christchurch. However, in the New Zealand context one may also include Hamilton, Dunedin, Napier/Hastings, Invercargill and even perhaps Palmerston North or Nelson.

There are simply too many variables to properly answer this.
Are you looking for an overseas investment then or a holiday home? What you would need for one of those would differ from the criteria needed for a home.

$250,000 in an 'okay' part of Auckland might buy you a front door ( and the hinges)!! $250 000 in Palmerston North will buy you a whole house.

O.K Area means you can walk around at 3 in the morning and not get mugged, that the Schools have a good Academic reputation, that you are close to shopping, malls or otherwhise.
Teacher married to a Nurse, suppose they want to move to Auckland and live in an area that is made up of similar people?.
Is NZ Real Estate cheaper than similar in Australia?

Theres a lot of houses that would fit what you seem to be asking for in the 500-600K bracket.

$400,000 starts you at a smaller 4 bedroom house in reasonable areas on the west side of Christchurch. Think of this as a minimum. Everyone has different tastes and requirements, but if you spent up to $550,000 you will have a pretty reasonable home and in many cases a newer home in some of the newer parts of town.
If you go out of town, you can find the same for a lower price, but don't expect that it will seem like a huge difference.

Got to be a lot more precise, I'm afraid, Ned. If you want 4-bed, 2-bath up in Aotea, which is all less than 4 years old, be prepared to pay $550K+. No buses go there yet, there is no wireless broadband, and only bits of it are zoned for schools.
However, go a few miles (barely) down the road to Cannons Creek and you can get a not-new house for about $200K less. With zoned schools and bus service.
Guess which area runs higher in the schools decile rating.

Currently 500 - 600 will get you a good house in Wellington City. Anything less and you will be looking for a bargin.
HOWEVER..... the market is dropping here so you might be able to get that house within budget.
Obviously it's dependent on area so look around and than ask. Will you want to be living in town or outside of town. If outside than you may want to invest in two cars, the little things will chew into your money so take as much from England over with you. That way you will have a bigger deposit for a house.

If you are lcoming to auckland head for the North shore, we have been here from the Uk for 9 years and love it, never had an issue with safety in the 9 years we been here but you cant be silly about it stuff does happen just not as much stuff, the beaches are fantastic but housing is expensive, but worth it. My kids have grown up here and they also love it.
