Default Non resident buying property

Hello all.

I've a friend in America who wants to buy a batch or similar that she can stay in now & then when visiting & rent out when she isn't.

Are there any restrictions on this type of thing? Could you direct me to where the laws etc. concerning this are?

It's not big money we're talking, just a modest property. She's fallen in love with a place & wants to have a base there. Her visits will be around a week a couple of times a year.

I've already told her to just rent (cheaper) etc etc.
No opinions necessary as I've gone through the range of them!

The Chinese dont seem to have any problem buying over here - which in part explains why it is so chuffing expensive here. The devilry of a strong currency...
