Hi All.
Has been a while since I have posted here. But really glad this community is still going strong.
So after 2 years in NZ we have decided to commit and buy a property. We put in a offer today that was 10% less then the asking price and the estate agent told me that it was an insulting offer.
I am interested in hearing others experiences on buying a property and how the negotiation's went
To me this would be a standard starting position to negotiate from but it seems here they are not used to agressive negotiations. But in the same way are not forth coming with guidance on what they would accept.....
any thoughts?

In last 6 weeks Melbourne clearances have dropped from 76% to 48% (last weekend 9% across inner SE)
Interest rates are based on US bond rate which is going steeply north
People in Auckland are pulling their houses off pronto after sitting months without viewings

What do you think if the listed date is changed / refreshed from say November 2017 to April 2018 ?

CV is around $900k but they must be in timewarp assuming prices sell over cv

Homes.co.nz estimate the value as $915K and Trade me property estimates it at 940K, they’re obviously asking too much.
Is the date change to cover up how long it has been on the market? Do agencies sign up to sell a house for a 6 month period, then renew the contract so the new date is then put on the listing?

Homes is good for getting a ballpark figure on specific properties and neighbouring places (red dots on the map) to see what places are going for relating to cv, there's not been a huge rise in Auckland since these came out and this suggests an offer close to cv but obvs it is a very basic form of estimation.

Have noticed a few properties have the CV dropped off when the property is for sale through an agent.
They get touchy when I ask for comparatives within last 90 days
