Hi all,

we have just started a sublet until feb and its turned into a bit of a disaster here.

We want to leave and have only been here one week and just curious if there is a 7 day cooling off or any repercussions if we just leave?

its not what i would like to do but feel we have no choice.

not seeing your contract I don't think anyone can advise the best course of action.
Repercussions would be that you would have to pay until your contracted leave date even if they get another tenant. Please just read your contract.

Same thing happened to us. We told the letting agency we would not be staying. They said we would have to pay 12 months rent for breaking the contract. We took photos of all the mould and everything that was wrong with the house and emailed to them. We also spoke to C.A.B who explained the Rent Tribunal. When we mentioned this to the Letting Agency, they changed they’re tune and said we could have our deposit back. We were there for 13 days. I suppose it depends on why you want to leave. Good luck.

Assuming the sub-tenancy was above board and formally documented you will have to refer to the terms in the papers you signed up to in order to determine how you can end it and the potential consequences of early exit.

If you don't have a formal arrangement and can risk losing the deposit then suggest you just move on.

If its not legit, report them to the landlord, tenancy agency and also inform IRD what they are doing.
