tough one, suppose most of the animals you get as neighbours in Dairy Flat ain't the human kind.......

pools put buyers off - they did with our neighbours place when it sold twice in the last 6 years ..... took quite a while longer to sell than the average place
It was on the market for four days.

Pools apparently put 10% of potential buyers off but also attract 10% of potential buyers (according to an on line EA report).

sounds like the vendor was truely looking for a quick sale.
our neighbour's place was on the market for at least 4 months. but very quirky although quite new
seems if you want to maximise your value that going to auction is the way.
in the old days it was a sign the vendor was desperate to get rid.........

Howick - Cockle Bay. Expensive but lots of decile 10 schools and children mix with awesome children.

how about waiheke island where you can get the quarter acre and 3bed place for $400k or so ....according to the herald

waiheke is lovely but the houses are more like holiday homes and its a pain to get to anywhere.
Still if you fancy island life its perfect
