First time NZ buyers in AKL - worth getting in now or bubble about to burst?

Yep, it is getting more expensive. Most say it is because of investors - they want to park their money somewhere save and believe it to be in Germany LOL.
However, that doesn't change the fact that in Germany the market between renters and buyers is much more balanced. If it is too expensive to buy you simply rent which is totally acceptable. And as I mentioned in Germany you are not only socially accepted as a renter but also well protected by the law. It is much easier to be a renter in Germany than in NZ.

But I do live in a small town in a small country where everybody knows everybody and where it's always who you know. I am quite sure that if I pick my moment the L/L will agree to smoke alarms at least, but I need the place for two years, so I need him to want us here for two years. There is a rental shortage in my 'boom' town.

Re: Auckland - some home truths
I'm born and bred and I sometimes love Auckland. I fully agree with Davros about property prices. Absolutely ridiculous. My parents bought their house for $105k 20 years ago. Its now valued at $1.2m.
They are the first to agree it is ****ing insane!! There is no way this current generation could buy a house. We all work hard, blah blah blah. At the end of the day, the house is not affordable!!!

D'ya reckon, if I said enough prayers they'd just let me have the Jacuzzi room?

I completely understand. I was just saying that it is not attractive at all to be a renter in NZ. It is not really an alternative long term. The rules are weak, the rent is high, and it is socially not really accepted to be a renter. If you are to stay in NZ I think it is probably wise to buy. However, a lot of people can't really afford the high prices in Auckland. So you can chose between being a powerless renter or being a home owner without any money left to spend for the next 30 years. Not a choice we were comfortable with. Alas, we are not in Auckland anymore

Every time I use the "Its who you know" cliche, Its usually after I feel hard done by for whatever reason but on reflection, nearly always Im not.

I lived there for 23 long years and still have loads of friends and family there. The underlying connections between families and friends mean that it's never as straight-forward as just going to a lawyer, or a tribunal, especially in a small town.
