Default Decent Affordable Areas to Live in Auckland?

Having looked at house prices in Auckland it appears very expensive. Where are the affordable areas to live that are decent? Please nobody mention South Auckland or Glen Innes. I'm thinking about any districts within half an hours drive of Auckland City or thereabouts.

Have you been to Glen Innes? My friend lives there and I visit often. As in most places there are good streets and bad streets and the 'bad' streets are only so called because of their state housing. It's 15 minutes to the CBD, 5 minutes to St Heliers, not much more to Remeura, the most expensive place to live in Auckland!

Half an hour in rush hour on the Shore is Devonport (where the people who can't afford to buy in Remuera live ), Takapuna (expensive), Birkenhead (expensiveISH), Beach Haven (bit of both and some really nice places) Glenfield (not expensive for what you get), Birkdale, not expensive but if you have been to Glen Innes it's probably more like there.

Hmmm.....West Harbour maybe, you could probably get into the CBD in half an hour from there. Most Brits head for the North Shore though.

Depends what you mean by 'decent' too.

Depends what you call affordable and if you are looking to buy or rent.

A book which a few on the forum have used and found useful is 'Where to live in Auckland' it gives an overview of each area, the types of houses, example prices etc. ISBN 0-473-11366-X, this number may help you get it from your local library.

Try looking at areas to the southwest of the city like Sandringham, Balmoral, , even Mt Albert. However be aware that areas around these ones do have quite high 'migrant' populations notable from Asia, the pacific islands and middle east.

Or go further south towards Blockhouse Bay, Hillsborough.

Or take a different tack & look at Belmont about halfway down the Devonport peninsula. Not 1/2 hour drive but a quicj ferrty ride from either Bayswater or Devonport.

For some initial info on these suburbs look at www.auckland-suburb-guide.co.nz which has links to descriptions of most of these.
