Default Building report & lawyers

Hola all,

We've just had a conditional offer accepted on a hoose we've been after in Hillcrest (North Shore Auckland) so we're looking for recommendations for getting a builders report and of course drumming up a lawyer. (didnt want to look into it till we got a green light of sorts)

There's plenty to choose from in the Yellow and google - would just like to hear of any good ones that dont cost the earth

Ask the realtor. They should be the best to know but you'll need to be quick as you probably won't have much time to get the building inspection done (normally 5 days)
Do you have a mortgage advisor? If you do, ask them as well re building inspections.

When I put my offer in just recently, I had a lawyer set up and both the realtor and the lawyer recommended the same building inspector, as well as several others.

We used Squirrel Mortgages and got a free survery from a third partys and no lawyer fees, worth a shout if nothing else.

Be careful using any inspector recommended by the realtor. I did this and they knew each other. I don't think as a result his inspection was as thorough as it would have been had I chosen someone from the Yellow Pages. You are best to use a surveyor who has a 'water tightness cert' if you have any concerns re the leaky home saga, thus they will know all about leaky homes which apparently abound in Auckland. Having said that if your house is older than 30 odd years leakyness may well not be an issue, and building survey is probably the most important thing you need to do so I would not go for the cheapest..rather the most thorough.

True, some do collaborate but I was recommended my building inspector by 3 seperate sources and I'm glad he was very thorough as we discovered an issue with the foundations

Definitely not one recommended by real estate agent - i've heard some dodgy stories about them on the shore. One told my workmate that they couldn't point out everything because then the REAs would never recommend them. Remember that they are working for the seller not the buyer

I recommend cornerstone property inspections with Phil Tuttle. He was our rock when the real estate agent turned nasty and worked really hard to get us a fair deal.

Oh and we used Smith and Mackie in Newmarket for conveyancy. It was our first home and they held our hand and walked us through and dealt with our endless phone calls when the REA went dodgy

I can highly recommend Roger Donnell of Donnell and Associates, and based at Wairau Park, North Shore. He has specialised in property for donkey years.
