building a home
Can anyone tell us what the process is for building your own home in n.z.?
Is it more relaxed than the u.k there seems to be pages and pages of land sections for sale on most of the property web sites.
Is it a case of 1, Buy land
2, Chuck up house
3, Move in
4, Enjoy
Also how hard is it to find decent builders and the most important thing ( and i know it depends on size () but is it mega expensive?
Do you pay land tax?
Thanks Jason & karen.

Re: building a home
Hi guys. Building a home here is relatively simple when compared to the UK, although you can make it as easy or as complex as you like - depending on the house you want.
As you say, there are loads of 'sections' for sale here, and depending on price and location you can pick a 1000 square metre section up from as little as $130k here in Christchurch.
Once bought, you visit all of the house building companies here - of which there are many - and pick a house plan from a builder that you like. Make any changes you want, and then ask the builder to price it. Once done, the plans go to the local council for approval, and once approved you give the nod and the builder gets on with it. Simple!
Also, you certainly get more for your money this way, eg where we are looking to build, a section + house will cost us around $440k. Resales of houses already built here are in the region of $600k. That's a big saving!
There's no tax on land, but you do pay yearly rates to the local council which vary area to area.
Some more info can be found on a prev thread, so I'll find it and stick a link to it up here.
Basically it is just as you say - find land, find house, get it built, enjoy!
All the best,
Wiz
