Thanks for quick reply, will check PM.You are making a great choice by avoiding Auckland. Hamilton is more of a functional town, a camborne or redruth if you like, as opposed to a truro. Many more shops than redruth or camborne though.

My post was deliberately biased above to test the waters. You can have a great life here though. You are picking a fairly empty spot. If we do return to NZ one day, waikato would be in our top 2 regions to settle.

Out of interest, where would be the other in the top 2 spot?

Yes I had envisaged Hamilton to be like Camborne/Redruth ish. To be honest, we are in Redruth at the moment, but I miss living in the villages we've been in before. But, Redruth suits my 14 year old as he can have a bit of independence without relying on me!

otago region i think. Canterbury is a great option too. Hawkes bay is beautiful as well. Winecountry and like cornwall....... takes hours to get anywhere else in nz from there!

We stayed with a couple in Te Awamutu for a week when we were travelling. there is nothihng wrong with the place but it wouldnt have been my chosen place to live.

As a midwife you could probably go anywhere.

Hamilton as functional as it is would we the last city in NZ I would choose to live, primarily because it is landlocked, dont get me wrong the Waikato is beautiful and if you dont mind travelling you have access to the BOP, Rotorua, Taupo + many other nice places but after spending about 6 weeks there I didnt find it appealing in any way although compared to Aucks it was cheap cheap and it has a decent zoo.

It'll be interesting to see what happens if yield on rentals declines more.

LVR limits seem to be reducing low-end prices, rising rates are pushing financing costs up (though many will have already rotated to a fixed position for a few years) and the auxiliary costs like local rates are still increasing well above inflation.

Rate rises have been very gentle so far however which is giving BTLs time.

Will also be interesting to see if banks struggle.

If the house had been re-lined and had insulation retro-fitted, it would have been mentioned. Single-glazed windows, no form of heating in sight, either. I bet that sleepout will reek of damp once the new paint smell evaporates. No matter, that's where you dump the "kuds."

Wow Davros I did not know you were from Cornwall if there is anywhere we call home its there we moved there in 2003 to 2008 also work in nhs in finance lack of jobs drove us away to Wellington oh could not settle so we returned in 2010 but could not find work son was bullied we had a hard time. We moved back to Auckland but I came really homesick and we tried again last year in rural Oxon I now k ow why we never wanted to live up the line and moved to NZ the first time. We tried again to no avail to return to Cornwall but gave ended up back in NZ
incidently our lovely home just outside Liskeard has been on the market both times we returned if only we could of bought it best of luck in your new life

Hi Janey, yes am Cornish born and bred. Would love to move back there, that's my dream - however, given my line of work and not having wealthy parents, being able to live there and support a family would be near on impossible. My only real option is either to a) completely retrain or b) start a business. Given that I am 29 and probably in the peak of my earning years, especially in IT - I feel that the best thing right now is to continue with IT for at least a few more years.

I was really shocked when I read that article! I spend every weekend cleaning, weeding and making my house shine for Sunday open homes. House has been on the market in Wellington since beginning of April with lots of lookers/interest but no offers (and no, it's not over priced, it's mainly because people haven't sold theirs so not in a position to offer yet!) There is hardly anything being sold in my area, or the immediate local areas.
